Steve Goldin is a certified Executive Coach, former Real Estate Developer and PropTech Founder.

 

While President of InterCap Holdings, based in Princeton, NJ he led the development of mixed-use Transit Oriented Developments (TOD) with a build-out value of $850 million.

 

As former Director of Real Estate for the Washington Metropolitan Area Transit Authority (WMATA), he led all joint real estate development partnerships in the District of Columbia, Maryland and Virginia. 

 

Goldin founded Decibel 85, a Proptech company launched to overcome community opposition to large-scale real estate developments. Based on 170,000 voter profiles, the Decibel 85 algorithm identified groups and individuals most likely to support development and the messaging most likely to mobilize their active participation.

He served as Director of Strategic Real Estate Initiatives at George Mason University, leading a large external and internal team to structure and fast-track the preliminary design, developer solicitation and negotiation of a public/private partnership for a $250 million, 360,000 sf Innovation Center, incorporating best-in-class PropTech. 

As a Project Executive with K. Hovnanian Enterprises, Goldin had P&L responsibility for development of over $100 million in assets and was a key player in developing 850 residential units in Newark, NJ.


As Director of Planning and Development for Woodbridge, NJ (pop. 102,000), Goldin was responsible for the development of a new Municipal Complex, Main Street Redevelopment and RiverWalk Promenade, all completed ahead of schedule and on budget. As President of the Woodbridge Economic Development Corporation, Goldin spearheaded the redevelopment of 800 acres of contaminated waterfront property.

 

Goldin holds a BA from Harvard, an MBA from Columbia and has lectured at Harvard Business School, NYU, Georgetown and Rutgers University.
